An ESA letter is a legal document written and signed by a licensed mental health professional. It confirms that your animal is necessary for your mental or emotional wellness and supports your rights in housing under federal guidance.
You never pay additional pet fees, deposits, or rent for emotional support animals because ESAs are not considered pets under the HUD/FHA.
Legally enforceable for houses, condos, apartments and student housing. Our legal team insures your rights are protected.

An ESA letter is a document from a licensed mental health professional confirming that your animal provides emotional support that helps with a mental health condition. ESA letters apply to housing rights under the Fair Housing Act. Service animals, by contrast, are defined under the Americans with Disabilities Act (ADA) as dogs (or sometimes miniature horses) trained to perform specific tasks for a person with a disability. Service animals do not require or use a "service animal letter." Their rights come directly from the ADA.
Only licensed health professionals (therapists, psychologists, psychiatrists, nurse practitioners, or physicians) who are authorized to practice in your state can provide a valid ESA letter.
Yes, if the letter comes from a licensed provider who is legally practicing in your state and has personally evaluated your need. "Instant approval" sites without a real evaluation are not valid.
PetScreening.com is a private third party company that promotes itself as a platform for reviewing pet and assistance animal documentation. It is not a government agency and it has no legal authority to approve or deny your housing rights.
Under the Fair Housing Act and HUD guidance, housing providers may request reliable documentation when you ask for a reasonable accommodation for an Emotional Support Animal or other assistance animal. However, landlords cannot require you to use a specific company or form, including PetScreening.com, as a condition of lease approval.
Even PetScreening.com admits this in its own Terms of Service:
"If you wish to work directly with your housing provider instead of working directly with Pet Screening then you are free to do so. The use of Pet Screening to submit your reasonable accommodation request is elective and optional."
This means you do not have to use PetScreening.com. You can provide your ESA letter or other documentation directly to your landlord or property manager. As long as it comes from a licensed health professional and meets HUD standards, they must consider it.
If a landlord insists that you must submit through PetScreening.com, that position may not comply with federal law.
There is no federal expiration date. However, housing providers usually expect letters dated within the past 12 months. Renewing annually is recommended.
Individuals with conditions such as anxiety, depression, PTSD, or other mental health disorders that substantially affect daily life may qualify. A licensed provider must make the determination through an evaluation.
Under the Fair Housing Act, landlords must provide reasonable accommodations for ESAs, even in "no pet" housing. They may only deny if your animal poses a direct threat, causes major property damage, or creates an undue administrative burden.
No. Housing providers cannot charge pet fees, deposits, or rent for an ESA. You are still responsible for any damages your animal causes.
Start by calmly discussing your rights and providing documentation. If the refusal continues, you can file a housing discrimination complaint with HUD.
Yes, if a licensed professional determines that more than one animal is necessary for your well-being.
Yes. The letter does not include your diagnosis or treatment history, only that you have a disability-related need for an ESA.
Once your evaluation is complete, many providers can issue a letter within a few days.
Yes. Any domesticated animal may qualify, but landlords may consider size, type, and practicality in a housing setting.
No. Breed and weight restrictions cannot be applied to ESAs. Denial is only permitted if the specific animal poses a direct threat or safety risk.
No. They cannot require inspections. They may enforce normal lease rules if the animal causes damage or disturbances.
ESA rights apply to housing, not workplaces. You may request a workplace accommodation, but approval is at your employer's discretion.
No. Ongoing therapy is not required. However, you must complete an evaluation with a licensed professional.
Yes. You remain financially responsible for damages caused by your animal.
No. Each person requesting accommodation must undergo their own evaluation and receive their own letter.
Yes, if your provider determines that more than one animal is necessary for your well-being.
Most common pets including dogs, cats, rabbits, birds, and other domesticated animals can qualify as emotional support animals, however, based on clinical experience and need determination, we prefer to give ESA for dogs and cats.
No registration is required. ESA letters from licensed clinicians are the only legitimate documentation needed for housing accommodations.
Landlords must make reasonable accommodation for qualified ESAs even where pets are not allowed.
No additional pet fees or deposits are allowed for a qualified ESA. Damage policies still apply.
